Maintenance

Shampoo carpets, clean, and paint as needed.

No, you do not have to be present for work to be completed.

Yes, we have on-site maintenance and after-hours emergency On-Call Maintenance.

Call, stop by the office, email, or put in a service request through the online Resident Portal.

During business hours come to the Leasing Office and present your ID to borrow a key. After hours call the emergency On-Call Maintenance. A $35.00 lock-out fee will be charged for after-hours lock-out response.

Amenities

Yes. Parking is unassigned, and you are allowed one passenger vehicle per lease signer.

24-Hour Fitness Center, Clubhouse with Game Room & Meeting Room, BBQ Grills, and Gazebos

We allow dogs and cats in Studios. No animals in Rent by the Room. Some breed restrictions may apply. Contact Leasing Office for further details.

Refrigerator, Range, Dishwasher, and Microwave

Yes, all apartments come with basic apartment furniture which includes a full size bed per room.

Once all information needed to process the application has been received, final processing generally takes about 48 hours.

All payments must be made online via the resident portal or through a participating payment location. Using the resident portal, you can pay with a checking or savings account at no cost, or you may use a credit or debit card with an additional convenience fee. Using the option to pay at a participating WIPS location, this is similar to purchasing a money order and convenience fees may apply.

Optimum and CenturyLink for cable and internet.

Your lease provides for a termination fee if you need to end your lease before the end of the contracted term. Other options may be available. Consult Leasing Consultant for additional details.

All utilities except cable, phone and internet are billed by the community (gas, electric, water, sewer and trash).

Residents are responsible for all utilities. Water/sewer/trash charges will be billed monthly by the property in addition to the monthly rent.

The Property Damage Liability Waiver (PDLW) program is an automatic monthly fee that waives your obligation to the property owner for damages resulting from accidental damages (fire, smoke, sewer, water discharge, etc.) caused by your accidental acts or omissions. The monthly fee for the PDLW will be reflected on your lease and charged as part of your monthly rental charges. The PDLW is not personal rental insurance and does not provide coverage for personal property in your apartment home.

Location

Yes, the city bus line has a stop within a block of the community. NAU students ride Mountain Link/Route 10 FREE with their JacksCard ID. Mountain Link: http://mountainline.az.gov/routes/route-10-mountain-link-maroon/

From Milton Road heading north, turn left onto Forest Meadows Street, go through two stop lights. After you pass the Shell Gas station, we are on the left on Highland Mesa Road.

Future Residents

Applications are completed online through our community website. Application, payment of a $300.00 holding deposit, all non-refundable application fees, and a signed and dated Reservation Form are needed in order to reserve your apartment.

Employment, Income, Rental History, Credit, and Criminal background information are a part of our screening process.

All apartments have basic furniture.

Appointments are preferred, and we are happy to accept walk-ins.

We do offer a Resident Referral program. Consult the Leasing Office for further details.

There are two washers and dryers in each residential building.

Safeway, Wal-Mart, and Target are all within easy driving distance from the community. Wal-Mart and Bashas' grocery store are walkable.

Quiet hours are from 10:00pm to 8:00am. Fees may apply for Clubhouse usage. Contact the Leasing Office for additional information.

When you reserve your apartment you will be provided with a Reservation Form that breaks down the overall cost for move-in including all required deposits and fees.
